Which finish are you paying for?

From $6–$8 per square foot for a broom finish up to $10–$15 for stamped work, on one Austin-only contractor's driveway price list:

  • Broom finish (standard): $6–$8
  • Colored or integral color: $8–$10
  • Exposed aggregate: $9–$12
  • Stamped: $10–$15

Is there old concrete to take out first?

If there is, add $1 to $3 per square foot for demolition, hauling and disposal of old concrete or asphalt, according to an Austin contractor. Austin cost data gives $2 to $8 per square foot for removal and hauling and notes that contractors may need to regrade or add a thicker gravel layer afterwards. Ask for tear-out as its own line so two quotes can be read side by side; the concrete removal guide covers what moves that line.

What is under the slab: clay or limestone?

Limestone in the north and west, clay in the east and center. North and west Austin has limestone that gives good bearing; eastern and central neighborhoods sit on expansive black clay that needs moisture conditioning and often post-tension designs. High temperatures and clay-heavy soil often require more base preparation and reinforcement. How thick, and with what inside it?

A standard driveway is a 4-inch pour, and one built for heavy vehicles is priced as a thicker 6-inch pour. For slabs, thickness and a vapor barrier are what move the price between about $7 and $13 per square foot. City standards give a floor for work at the street: Kyle requires at least 5 inches of concrete in a residential driveway approach, with #3 rebar at 18 inches on center. Does the job touch the street?

If it does, budget for Austin's Driveway/Sidewalk permit: $275 for a new permit, plus inspection fees. The full fee list for work on the approach, a sidewalk or a curb in the right-of-way:

  • New DS permit: $275
  • Extension or revision: $240
  • Inspection, residential Type I and III driveway approach: $525.01 base rate plus $88.43 per additional driveway
  • Sidewalk inspection: $336.65 per inspection plus $1.77 per linear foot

What does the concrete itself cost?

$155–$215 per cubic yard delivered, depending on strength and before fees, on an Austin supplier's price list:

  • 3,000 PSI: $165–$185 per yard, for sidewalks, patios and light residential work
  • 3,500 PSI: $175–$195 per yard, for residential driveways and standard slabs
  • 4,000 PSI: $190–$215 per yard, for garage floors and structural work

Why don't the price sources agree?

They measure different things. The Texas ranges in the table come from contractor price pages and a cost model, while the Austin cost data summarizes project data, reports labor for driveways at $4.50 to $13 per square foot, and mentions a local workforce shortage that pushes rates up. What does a two-car driveway cost in Austin?

Roughly $2,400 to $7,500, an Austin contractor estimates, for an average two-car driveway of 400 to 600 square feet at $6 to $15 per square foot installed. Tear-out of an old driveway is extra.

Is summer more expensive?

It can be slightly: most Austin contractors build retarder additives into summer bids as a standard cost. Whether that changes your total depends on the company, so ask.

Can I fix my slab instead of replacing it?
