Austin Concrete Driveways: New Pours and Replacements
Before you take a driveway quote, know the numbers it should sit near. Published Texas price pages put a standard broom-finish driveway at $6–$10 per square foot, and an Austin-only contractor lists $6 to $8 for a basic 4-inch pour on level ground. Is the part at the street a separate job?
Yes, on paper: the approach needs its own permit and a licensed contractor. The City of Austin treats the driveway approach, sidewalk, curb and gutter in the public right-of-way as Driveway/Sidewalk (DS) work, and a Right-of-Way Contractor License is required to do it. Subcontractors who work in the right-of-way must be named on the permit and licensed too.
The part of the driveway on your own lot is different: the city says sidewalks and driveways not located in the public right-of-way need neither a building permit nor a DS permit, though the work still has to meet the residential code. The Austin concrete permit guide walks through both cases.
What does a driveway cost around Austin?
$6–$10 per square foot for a standard broom finish, going by published price ranges. They are Texas ranges, because only one Austin contractor publishes prices we could verify. That contractor lists:
- Broom finish: $6–$8 per square foot
- Integral color: $8–$10
- Exposed aggregate: $9–$12
- Stamped: $10–$15

Does it matter which side of Austin the house is on?
Yes: clay lots in the east and center need more base work than limestone lots in the north and west. North and west Austin has limestone that gives good bearing, while eastern and central neighborhoods sit on expansive black clay that needs moisture conditioning and often post-tension designs. Houston Black clay, a soil first described in Travis County near Manor, cracks 0.5 to 4 inches wide when dry, and USDA soil records show those cracks staying open for 90 to 150 days in most years. Ask the company what base it plans for your lot and why; the same applies to backyard patios and walkways. Clay also matters for garage and shed slabs.
What can slow down a driveway permit?
Extra reviews for big trees and nearby storm inlets. When a driveway is part of a residential building permit, Austin's plan review adds a tree review if a tree 19 inches or more in diameter stands on or next to the property, and a grading and drainage review when a storm inlet is within 10 feet of a driveway curb cut. Can I pull the permit for the driveway approach myself?
Not without Austin's Right-of-Way Contractor License. Austin requires a Right-of-Way Contractor License to perform Driveway/Sidewalk work in the right-of-way, and only people listed on a licensed contractor's authorized agent form can pull permits under that license. Ask the company whose license the permit will be pulled under.
How do I check that a company holds the right-of-way license?
Look it up on the city's list. The City of Austin publishes a list of active Right-of-Way Contractor License holders, on the city website. Look the company up by the name on its quote.
