Concrete Resurfacing or Replacement for an Austin Driveway

Resurfacing an Austin driveway runs $3 to $10 per square foot, and one Austin-area overlay company says most of its residential work starts between $6.75 and $10. A new broom-finish driveway is $6 to $10 per square foot before tear-out, so an overlay is not automatically the cheap option. What decides it is the slab underneath: resurfacers are made for thin repairs to existing sound concrete, and nothing you trowel on top fixes a slab that is still moving.

What does resurfacing cost against a full replacement in Austin?

$3 to $10 per square foot for full resurfacing in Austin, with driveway resurfacing put at about $5 per square foot in the same cost data. An Austin-area overlay contractor publishes its own numbers and they sit at the top of that band: most residential concrete resurfacing projects start between $6.75 and $10 per square foot, and its calculator defaults to $6.25 to $8.50 for a decorative overlay, $5 to $6 for an epoxy coating and $6 to $8 for polyurea. The same company flags prep as the variable that moves a quote, naming tile or carpet removal, extensive grinding, and work on steps, vertical surfaces or pool coping.

Set that against new concrete. A broom-finish driveway in the Texas ranges on this site is $6 to $10 per square foot, and tearing out the old slab adds $1 to $3 for demolition, hauling and disposal. An overlay saves the tear-out and the wait, not necessarily the square-foot rate. What condition does the old slab have to be in?

Sound, and bare. The data sheet for a widely sold concrete resurfacer describes it as a polymer-modified Portland cement product for making thin layer repairs to, and restoring the appearance of, existing sound concrete surfaces. Three instructions from the same sheet decide whether your driveway qualifies:

  • Repairs to damaged concrete must be made before resurfacing can be started, and the repair material has to cure first.
  • Apply only to bare concrete. Not to painted or sealed surfaces.
  • Not over acrylic or polyurethane crack fillers.

That last one catches people who patched a crack with a flexible sealant last summer. Spalled and pitted areas can be repaired with the resurfacer itself mixed thicker, and the old concrete has to be pressure washed first so the new layer bonds. If your slab has a void under it or one section has dropped, an overlay is the wrong order of operations and slab leveling comes first.

What can an overlay not hide?

Movement. The resurfacer data sheet says it twice in different words: reflective cracking into the new surface cannot be completely prevented, especially where the slab lacks adequate control joints or where settlement occurs, and old cracks can reappear because of movement in the base concrete. Existing control joints and expansion joints have to be carried through the new surface rather than filled over, which means the joint pattern you have is the joint pattern you keep.

Austin cost data draws the same line from the pricing side: where concrete is unlevel, sinking or structurally damaged rather than worn or stained, replacement may be the better long-term option. How does a thin overlay cope with Texas heat?

It shortens the window the crew has to work in, which is why the day matters as much as the product. The resurfacer data sheet gives a working time of about 20 minutes at 73°F, says that time is reduced in hotter weather, and suggests cold mixing water to stretch it. Above 80°F the finishing has to be completed within 20 minutes. Austin's long-term normals put the daily high at 97.8°F in August with 13.3 days at 100°F or more, and 9.5 such days in July, so a summer overlay is a morning job or an early-autumn job. Ask when the crew plans to start.

Sun is the other half. Austin cost data notes that UV-resistant sealers and color stabilizers are used here against fading, and puts resealing every two to three years at $1.20 to $2.50 per square foot. How thin is it, and when can I drive on it?

Thinner than most people expect, and usable in a day. The resurfacer is built up in layers that must not exceed a quarter of an inch each, and a 40-pound bag covers roughly 17 square feet at a quarter inch or about 90 square feet spread at the minimum thickness with a broom or squeegee. The work is sectioned off into areas no larger than about 144 square feet, using control and expansion joints as the natural breaks. After placement the sheet says to wait 6 hours for foot traffic and 24 hours for vehicles, and not to apply it at all unless the dampened surface will stay above 50°F for 8 hours afterwards and out of freezing for 24.

Compare that with a tear-out and repour, where one Austin-area company counts three to seven days before you can use the driveway again while the new concrete cures. If the slab is sound, the time saving is real.

Does resurfacing a driveway need a permit in Austin?

Not on your own lot. Austin requires no building permit and no Driveway/Sidewalk permit for sidewalks and driveways outside the public right-of-way, though the work still has to meet the residential code. The approach at the street is right-of-way work whatever the finish, so it needs a Driveway/Sidewalk permit and a company holding a Right-of-Way Contractor License.
